I've tried to write this the way I'd explain it to you in person, rather than the way lawyers usually write it. If anything here isn't clear, please just ask me — my email and phone number are at the bottom of every page.
If you fill in a form on this site, I get your name and contact details so I can reply. If you download one of my free guides, you're added to my email list and you can leave it at any time. Like most websites, this one uses Google and Meta tracking so I can see which pages people find useful and whether my advertising is reaching the right people. I don't sell your information to anybody.
Information you give me. When you use a contact form, request a home valuation, or download a guide, you're sharing things like your name, email address, phone number, and whatever you write in the message box. If you tell me which neighborhood you own in or what you're looking for, I keep that too, because it helps me be useful to you.
Information collected automatically. When you visit, my analytics tools record ordinary technical details — the pages you looked at, roughly how long you stayed, the type of device and browser you used, and the general area you're browsing from. This is aggregate information about visits, not a file about you personally.
This site uses a few third-party tools that place cookies or similar technologies in your browser:
Google Analytics and Google Ads. These tell me which pages get visited and whether someone who clicked one of my ads went on to request a guide or a valuation. Without them I'd have no way of knowing whether my advertising is working or wasting money.
Google Tag Manager. A container that manages the tracking tools above. It doesn't collect anything on its own.
Meta (Facebook and Instagram) Pixel. This lets me show ads on Facebook and Instagram to people who have already visited this website. If you looked at my seller's guide and then saw a post from me a week later, that's why. Meta doesn't tell me who you are — I only ever see group totals, never individual names.
Kit (formerly ConvertKit). My email guides and newsletters are sent through Kit, which records whether emails are opened and which links get clicked, so I can tell what's actually helpful and what isn't.
To reply to you. To send the guide you asked for, along with follow-up emails related to it. To answer questions about buying, selling, or the Gainesville market. To understand which parts of this site are useful. And to make my advertising less wasteful, which mostly means showing it to fewer, more relevant people rather than more.
I don't sell, rent, or trade your personal information. Ever.
The service providers who make this site work — Kit for email, Google and Meta for analytics and advertising, Netlify for hosting, Zapier for connecting these tools together. Each of them handles your information under their own privacy terms.

And anyone the law requires me to share it with, which I hope never comes up.
Email. Every email I send has an unsubscribe link at the bottom. One click and you're off the list. No hard feelings and no follow-up asking why.
Cookies. Your browser settings let you block or delete cookies, including the advertising ones. Parts of the site may behave oddly without them, but nothing essential will break.
Advertising. You can opt out of personalized Google ads at adssettings.google.com and adjust Meta's ad settings inside your Facebook or Instagram account.
Your information. Email me and I'll tell you what I have, correct it, or delete it. You don't need a reason.
This site is meant for adults looking for a home or thinking about selling one. I don't knowingly collect information from anyone under 18.
If I add a new tool or change how something works, I'll update this page and change the date at the top.
